What is RERA Registration?

The Real Estate (Regulation and Development) Act, 2016 mandates registration of real estate projects and agents with the state RERA authority before any booking, sale, or marketing. We file the project or agent registration and ensure ongoing compliance.

The Real Estate (Regulation and Development) Act, 2016 (RERA) came into force to protect homebuyers and bring accountability to real estate. Promoters must register a project with the state RERA Authority before advertising, marketing, booking, selling, or receiving any amount for any unit — in projects where the land area exceeds 500 square metres or there are more than 8 apartments. Real estate agents must also register with RERA before facilitating any sale or purchase of a registered project. Registration requires the promoter to upload all project details, including approved plans, layout, RERA escrow account details, and quarterly progress updates. The registration number must be quoted in all project advertisements and correspondence.

Marketing, selling, or accepting advances for an unregistered project attracts a penalty of up to 10% of the project's estimated cost. A second offence can lead to imprisonment of up to 3 years, fine, or both. Agents facilitating sales in unregistered projects face penalties of ₹10,000 per day.

Which projects must register under RERA?

What is the RERA escrow account?

Promoters must deposit at least 70% of the amounts collected from buyers into a separate RERA-designated escrow account. This can only be withdrawn for land and construction costs on certification by an engineer and a chartered accountant.
