Give them the things a facility manager needs to answer you:

• The suite size you want, and whether you need a wet lab, office space or both.
• Your utilities and services load — the suites come with laboratory furniture, water, compressed air, steam and vacuum, so say if you need anything beyond that.
• Whether you need the Common Analytical Lab or the Advanced Analytical Characterization Resource, and which instruments.
• Whether you need the cGMP pilot plant, and at what scale — the published systems are a 30L cell-culture fermenter and 20L and 200L microbial fermenters.
• Your waste profile, if you handle chemical or biohazard waste.
• When you want to move in, and for how long.

Ask about the things the site does not state

• Lab sizes are given two different ways. The homepage says suites run from roughly 500 to 3,000 square feet; the facilities page says 50 sq ft to 3,000 sq ft. The upper bound agrees, the lower bound differs by a factor of ten. Ask what the smallest suite actually available is before you assume a bench-sized unit exists.
• Nothing is published about what it costs. No rate card, lease rate or per-use charge appears anywhere. Ask for the rent, the analytical and pilot-plant charges, what the deposit is, the minimum lease term and what is billed separately.
• Ask what is included versus billed. Power back-up, security, waste disposal, storage and the business centre are all listed as facilities; whether they sit inside the rent is not stated.
• Ask about availability and the waiting list. The centre is about 35,000 square feet in total and already tenanted, so the real constraint is what is vacant.

Do not expect programme support

No mentoring programme, funding scheme, grant, equity investment, IP or regulatory service is published. The centre speaks about networks and community, but the concrete offering is space, equipment and the address. If you need money or a structured programme, look for those separately and use BTIC for the bench.

Check the facts before you commit

The pages were last changed in September 2024 and the site has no secure version, so treat everything on it as needing confirmation by email. Two details on the site contradict themselves — the lab sizes above, and the centre's own founding year, given as 2006 in one sentence and as 2009 for the society that runs it in the next. Neither affects a lease, but it tells you how closely the site is maintained.

The Biotechnology Incubation Centre (BTIC) is a life-sciences facility in Genome Valley, Hyderabad, at MN Park, Synergy Square 1. It is run jointly by the Society for Biotechnology Incubation Centre (SBTIC), the Telangana State Industrial Infrastructure Corporation (TSIIC) and Telangana Life Sciences. What it offers a founder is space and equipment: about 35,000 square feet of fitted lab and office space, let to companies that need a wet lab they can move into.

The core product is plug-and-play lab suites, fitted and ready to run. Each comes with laboratory furniture, water supply, compressed air, steam and vacuum, so a team can start work without building out services. Office space is offered the same way, fully fitted and ready to move into.

Alongside the private suites sit three shared resources. A Common Analytical Lab holds commonly used scientific equipment and instruments, charged on a pay-per-use basis. An Advanced Analytical Characterization Resource carries heavier instrumentation — an FT-NMR (500 Mz), UHPLC-Q-TOF/MS/MS, HPLC and a multimode UV-Vis, fluorescence and luminescence reader. And a cGMP-compliant biotechnology pilot plant holds a 30L cell-culture fermentation system and microbial fermentation systems at 20L and 200L, which is the part that matters if you are moving from bench chemistry to early process development or scale-up.

The building also has a business centre with rooms for discussions, presentations and events, conference rooms with audio-visual equipment, and a cafeteria. Amenities listed include full power back-up, facilities management, parking, round-the-clock building security every day of the year, chemical and biohazard waste disposal, a chemical and solvent storage area, a resting room for scientists and storerooms.

Who can take space

No eligibility criteria are published, and that cuts both ways: nothing says you must be incorporated, at a particular stage, Telangana-domiciled or DPIIT-recognised, and equally nothing promises you will be accepted. BTIC describes itself as home to life-science companies at various stages of their start-up journey, and its own invitation is simply addressed to anyone looking for a home for a life-sciences company. In practice the mix of occupants is broad — the roster it publishes includes both small companies and large established manufacturers — so treat it as a lab park that rents to life-sciences tenants rather than an early-stage programme that curates a cohort.

Where it sits

Genome Valley is Telangana's organised cluster for life-sciences research and clean manufacturing, and BTIC's pitch for itself is largely a location pitch — proximity to other life-sciences companies, academic institutions and research centres, and to state agencies. The cluster statistics that appear on BTIC's own pages, about the number of companies, the size of the workforce and the global names present, describe Genome Valley as a whole and not this centre.

How current this is

The site is plain HTTP with no secure version, its footer carries a 2023 copyright and the pages were last changed in September 2024. The facility information has been stable since then, but nothing on it has been refreshed in about a year, so confirm availability, sizes and terms directly before planning around them.
