Which projects must register under RERA?

All projects where the land area exceeds 500 square metres or the number of apartments exceeds 8 (including all phases) must be registered before any marketing or sale.

What is the RERA escrow account?

Promoters must deposit at least 70% of the amounts collected from buyers into a separate RERA-designated escrow account. This can only be withdrawn for land and construction costs on certification by an engineer and a chartered accountant.

Do agents need separate registration?

Yes. Real estate agents who facilitate transactions for RERA-registered projects must register with the RERA Authority of the state where they operate.

What are the quarterly compliance requirements for a registered project?

Promoters must file quarterly updates on the project's progress — construction milestones, bookings, collections, and withdrawals from the escrow account — on the RERA portal.

Can a project be extended beyond the registered completion date?

A promoter can apply for an extension of the registration due to force majeure or delays caused by government authorities. An extension fee is payable.

What is the penalty for delayed delivery?

Buyers can claim interest on their payments for every month of delay. Promoters who are persistently non-compliant can have their registration revoked.
