Quick Answer
Punjab Industrial Policy 2022 property tax incentive on the additional covered area created by an existing manufacturing unit's expansion, up to 100% of FCI.
About this subsidy
Under clause 12.2.2(c) of the Punjab Industrial Policy 2022, an existing manufacturing unit that undertakes Expansion — with or without modernization or diversification — can claim a Property Tax incentive on the additional covered area it creates above its existing covered area.
The additional covered area has to be certified by the concerned Municipal Corporation, and the incentive is available up to 100% of the Fixed Capital Investment (FCI) made in the expansion. Because the benefit is a tax incentive rather than a cash disbursement, it is realised as relief on the property tax otherwise payable on the newly built area, and its value depends on the unit's own FCI and the municipal rate applicable to it.
The policy does not state a rupee cap on the incentive — the ceiling is expressed purely as a percentage of the unit's Fixed Capital Investment.
