Quick Answer
Thrust-sector MSME and large units in Punjab pay no property tax for 10 years from commercial production; service industries are excluded.
About this subsidy
Clause 12.9 of Punjab's Industrial and Business Development Policy 2022 gives units in the State's notified thrust sectors a complete property tax holiday for 10 years from the date of commercial production. Both MSME and large units qualify. The relief is reserved for industry: the policy expressly excludes service businesses such as tourism and hospitality, entertainment, cinema halls, multiplexes, healthcare, education services and retail. Compared with the general large-unit track — 50% for 7 years — this is a full waiver for three years longer, and it is one of the clearest financial reasons to place a project in a thrust sector.

What You Get
A 100% exemption from property tax for 10 years, counted from the date of commercial production. It is delivered as a nil municipal demand on the unit's premises for those years rather than as a cash payment. Service industries are carved out entirely — tourism and hospitality, entertainment, cinema halls, multiplexes, healthcare, education services and retail cannot claim it.
